Parents can expect a top tier education for our children primary through high school that will set our children up for ultimate success.

Our central village is a gathering spot for neighbors and world travelers alike. Though we are small, we are graced with delicious farm to table restaurants, excellent coffee shops, a small grocery store, nationally recognized art galleries, home goods from Patina Home and Garden, and a historic music venue that showcases all the talent Music City has to offer. Famous songwriters and musicians will often grace our stage, giving you the experience of seeing someone like Carrie Underwood or Reba McIntyre perform for you and less than 100 other people. Located on the Natchez Trace Parkway, the village is listed on the National Register of Historic Places and has preserved it’s charm and authentic small town community feel. Larger shopping centers are also conveniently less than 15 minutes away from village center if you need a larger more commercial shopping experience.

Unlike other parts of Franklin and Tennessee, Leiper’s Fork is protected from mass development and crowded subdivisions because each new home built must be on at least five acres of land. This means you will not wake up one day to jack hammers breaking ground on an overcrowded subdivision going in next door, or a high rise apartment building suddenly blocking your sunset views. Thanks to the work of land trusts and county zoning, the beauty you see and the expanse you feel will continue to be protected for years to come..

Because of this, available land and housing is much more rare in Leiper’s Fork and can be difficult to find. Many homes are sold through word of mouth and neighborly connections. The value of Leiper’s Fork properties also continues to see significant growth and developers are expanding just south and west of us, driving the value of our centralized location up even more. It is highly recommended that you work with someone who calls Leiper’s Fork their home and specializes in this area to discover the best properties available to you and your family. Please don’t hesitate to reach out to one of the resident-specialists on our team with any questions. Not only do we live and work in this community but we specialize in out of town clients who might benefit from our coordination on this side of town. Our team of experts would be honored to serve you in finding your dream home!

History

Rich Heritage

Leiper’s Fork is a place where history runs as deep as the valley it sits in. For thousands of years, this land was home to Native American tribes—including the Cherokee, Chickasaw, Creek, and Shawnee—who were drawn to its fertile soil, abundant wildlife, and natural springs.

In the late 1700s, following the Revolutionary War, veterans began settling the area through land grants. Among them was Colonel Jesse Steed, who acquired more than 2,500 acres—property later purchased by Jesse Benton. After Benton’s passing, his widow Nancy and their children made the land their home and welcomed new settlers to what became known as “Benton Town.”

Because the village sat directly on the historic Natchez Trace—once a Native American corridor and later a major route for frontier travelers—its population grew quickly. Nancy eventually renamed the community “Hillsboro,” but when a post office was approved in 1808, the village had to choose a new name due to another Hillsboro already existing in Tennessee. They chose “Leiper’s Fork,” honoring the Leiper family who farmed much of the surrounding land.

In 1818, the village was granted a U.S. post office, making the Leiper’s Fork name official. Throughout the 1800s and early 1900s, Leiper’s Fork thrived as a small but bustling rural center with mills, farms, shops, and schools. Though untouched by major Civil War battles, the area saw military movement and activity due to its strategic location along the Trace and other early roadways.

By the late 20th century, suburban growth threatened the village’s historic character—leading residents to launch a grassroots preservation effort in 1995. One pivotal figure in that revival was entrepreneur/philanthropist Aubrey Preston — after moving to Leiper’s Fork in the early 1990s, he invested in preserving the community’s heritage: acquiring historic properties, promoting arts and community, and working to conserve the surrounding land. In 1998, thanks to widespread efforts, the village core was officially listed as the Leiper’s Fork Historic District on the National Register of Historic Places (NRHP). Their vision protected Leiper’s Fork’s 19th-century architecture, rolling farmland, and countryside charm, laying the foundation for the creative community it’s known for today.

What began as a frontier settlement has grown into a vibrant haven for creatives, artists, musicians, makers, entrepreneurs and families who value the area’s slower pace, heritage, and natural beauty. Leiper’s Fork remains a rare blend of preserved history and inspired, small-town culture—one Tennessee’s most beloved treasures.

Art, Music & Soul

The village is now widely regarded as one of Nashville’s top “art destinations.” There are dozens of art galleries, antique stores, boutiques, and artisan shops — mixing the historic with the creative. Music remains deeply rooted here: intimate indoor/outdoor live-music venues, songwriter hangouts, and country-style performances. The small-town setting attracts both established musicians and rising artists seeking quiet inspiration away from the bustle.
